<p><strong>Electric Water Heaters Have Heating Elements That Can Fail:  Here&#8217;s How to Deal With Them Quickly</strong></p>
<p>Description of What an Element Is<br />&#13;<br />
Most electrical heaters, though not all, have two elements.  One on the upper half of the tank and one on the lower half of the tank.  These elements can be either high-watt or low-watt elements.  Heaters are made so that the lower element works most of the time.  The upper element comes on only when a large amount of water is used inside the tank.  Elements rarely come on at the same time.  Compartments on the side of the tank are where you can find the location of the elements.  These compartments have thermostats although the upper element usually doesn&#8217;t have a thermostat.  The upper element is preset to be 120 degrees.  It shuts off at 190 degrees if it ever reaches that high.  There is a red reset button at the compartment which can turn the element back on if it overheats the circuit.  If you only have one element it will be at the bottom of the tank and act like the upper element I just described.  Thermostats work for many years on water heaters with usually no problems.<br />&#13;<br />
Sediment<br />&#13;<br />
Sediment build-up occurs very slowly, usually over several years.  In an electric water heater, this can be detected by a bad sulphur odor or by lower electrical element burnout.  The lower element is in the lower half of the water heater and is the apparatus that heats the water inside.  Sediment inside the tank can pile up so high that the lower element is buried in it like an avalanche of hard snow.  This causes it to overheat and burnout.  Your showers and hot water will run out in half the time they used to if this happens.<br />&#13;<br />
There are two types of heating elements; a high-watt and a low-watt heating element.  Which one you have inside the tank can cause sediment to produce faster or slower.  The low-watt heating element is far superior.  It has twice as much surface area and is not nearly as hot as a high-watt element.  The lower heat still heats the water just as fast but produces far less sediment.  If you ever replace a bad element, install a low-watt element in its place.<br />&#13;<br />
Elements are either bolted or screwed in to the water heater.  They both come with a rubber or plastic water-tight gasket as well.  If you remove the element for cleaning, install a new gasket as well, especially if the old one is hardened.  If you have screw in heating elements, wrap the threads in teflon tape.  Remember to turn off the power before working on elements.  Immersion of the element in sediment can cause it to fail.  Also, sediment can itself encrust around an element.  Galvanic corrosion can cause an element to fail as well.  It&#8217;s rare that enough sediment would encrust itself around an element to cause it to burn up.  Sediment usually flakes off an element naturally, but then the lower element can be buried.  High-watt elements almost never encrust with sediment and make most sediment slough off to the bottom of the heater.  A low-watt element may become encrusted with sediment though.  I still recommend the low-watt density element for all its other benefits.  If you have problems with elements burning out often, they may be cleaned.  A toothbrush and some vinegar is all that is needed to clean elements.  Galvanic corrosion can also occur between the copper sheath of the electrical element and its steel tank surroundings.  This causes the joint to rust.  The anode rod inside should protect against this problem.  If you replace elements and they only last a few months, then the anode rod may be at fault and not the element.</p>

<p><strong>Hot Water Heater Maintenance Tips</strong></p>
<p>The hot water heater is amongst the most indispensable equipments in our homes. It can last for as long as ten years or more, if maintained properly. You can save on the expense of repairing your heater by undertaking some cost-effective maintenance as a routine. You don&#8217;t even have to be a seasoned plumber to do such basic hot water heater maintenance. Here&#8217;s some useful advice on how to maintain your hot water heater in good working condition.</p>
<p><b>Dealing with Sediment and Mineral Build-up</b></p>
<p>Sediment and minerals like sulphates, iron and magnesium can accumulate with the passage of time, so the bottom of your hot water heater tank needs cleaning from time to time. To do this, drain the tank and turn off the water supply. A brush, a pair of pliers and a garden hose is all you need to do the scrubbing of the bottom of your hot water heater tank. Once you&#8217;re done with that, fill the tank up with water by turning on the water supply valve and flush it out using the hose. Do this a few times till you see that the water flowing out is free of sediment. This is a recommended alternative to using strong cleaning agents.</p>
<p>It&#8217;s a good idea to clean your hot water heater tank once every year and follow up with flushing of water in and out every 3 months. If you get mostly hard water in your supply, then you may have to do the sediment clean up more frequently. Alternately, you can control sediment build-up by using lye. But exercise caution using lye as it is a highly flammable substance.</p>
<p><b>Check the Anode Rod Every Once in a While</b></p>
<p>Anode rods are mostly of the same length as the heater itself and you should check them regularly to see that they are not corroding. You may not be able to pull the entire rod out of the heater, but it&#8217;s usually sufficient to inspect the top to make sure it is free of flaking and that the core wire is intact. If it isn&#8217;t, you should consider replacing the anode rod. While choosing a replacement, it is recommended that you buy an anode rod that is slightly taller than your hot water heater and if required, saw it off to the required height before installing it.</p>
<p>There are some hot water heater models that come with longer warranty periods, primarily because the manufacturer installs a second anode rod. In these heaters, there is one anode rod on top of the tank and another is placed at the hot water outlet. Even if you have only one rod in your heater model, you can install another at the time of servicing. This simple measure is actually far more effective in extending the life of your hot water heater than going in for a replacement rod.</p>
<p><b>Dealing with Bad Smells</b></p>
<p>On some occasions, you may find a bad odor coming from the water in your tank. You can easily deal with this when carrying out the flushing routine. Add about a gallon of bleach and fill the tank up with cold water. Allow it to sit for a while to kill the bacteria causing the foul smell. Now completely flush out the bleach by first running hot water and then cold water successively through the hot water heater equipment.</p>

<p>I get this question asked often &#8220;why are the prices of tankless water heaters so high?&#8221;</p>
<p>There are multiple reasons for it, as listed below.</p>
<p> </p>
<p>Distribution Model</p>
<p> </p>
<p>Tankless Water Heater Manufactures sell only to a tight knit distribution.  The Manufacture selects a Representative called Manufacture&#8217;s Representative for every geographical area.  I call them their bullies.</p>
<p> </p>
<p>They in turn sign up and manage wholesalers and try to keep them on a short leach in terms of pricing. Should the Wholesaler not abide by their rules and pricing that were laid down by the manufacture they will be then taken off the list and won&#8217;t be able to buy.</p>
<p>Next the wholesaler then sells usually to local plumbing companies who in turn install or sell to the public. At each of these steps the price goes up without any real value being added.</p>
<p> </p>
<p>The wholesale distributor carries usually the biggest burden as he is the only one stocking the items and has the largest profit margin.</p>
<p> </p>
<p>Internet Sales</p>
<p> </p>
<p>Because the Manufacture wants to keep the pricing high, it prohibits the sale through the internet. Through the serial number of the units the manufacture can pin point to the wholesaler who sold the unit which is being offered online. At this time the Bully (Manufacture&#8217;s Rep.) is let loose. It may first threaten the wholesaler or just simply stop delivery to that wholesaler.  Personal and physical threats are not uncommon.</p>

<p>MAP Pricing</p>
<p> </p>
<p>MAP pricing stands for Mutual Agreed Pricing. Here the manufacture and wholesaler through the Manufacturer&#8217;s Representative agree to the lowest price that the units can be sold, essentially price fixing, just another name for it.</p>

<p>Should the wholesaler break that price fixing agreement then it be left out dry without any products to sell.</p>
<p> </p>
<p>Tax Credits and Rebates</p>
<p> </p>
<p>Tax credits and rebates are a form of subsidy that manufactures love, that is why they lobby for them. The Tax Credits and Rebates enable them to price their products higher for greater profit at the expense of tax payers and the general public.</p>

<p>Let&#8217;s say when the local utility offers a $ 200 rebate for going tankless that money is coming from all its customers and is an expense on their balance sheet.</p>

<p>Tax credits are pretty much the same. All these credits essentially benefit the manufacture since the consumer sees the final after the rebate or tax credit price and makes purchasing decisions based on that.</p>

<p>Certified Installers and Companies</p>

<p>Manufactures routinely insists that their products be only installed and sold through their certified installers and companies. This is also done to control prices. A tankless unit like many other appliances can be installed by state licensed contractors.</p>

<p>It is the Federal and State governments that set qualifications and standards through National Building Codes and state licensing bodies. That is not something private companies are entitled to do.</p>
